Energy Reduction Hierarchy
Yes Oui Si has a wealth of experience in implementing our three-tier energy reduction hierarchy:
1. Switch off things that aren’t required
It sounds obvious, but the biggest energy saving comes from simply turning things off when they are not required. To help with this, we are introducing automated meter reading across our portfolio, enabling us to analyse energy consumption data in real time. Abnormal energy consumption patterns are identified and appropriate action taken. Examples of this include installing better lighting controls and optimising the BMS to reduce run times so that the plant does not run unnecessarily outside office hours. One common opportunity to switch plant off is to eliminate heating cooling conflicts. We should either heat or cool but we shouldn’t do both simultaneously, not only does it make no sense, it often leads to staff discomfort – but it is still common place.
2. Make what’s left more efficient
Once we’ve saved on unnecessary energy consumption, we can focus on improving efficiencies and running costs of the vital things. Examples of this include energy efficient LED lights and the introduction of variable speed drives on pumps. Plant replacement is an excellent opportunity to improve efficiency but should not be done prematurely because that neglects full life cycle costs and impacts.
3. Decarbonise the energy supply
Now the building is operating efficiently we can look for ways to reduce the carbon in the energy supply. An easy way is to procure ‘greener’ energy generated using lower carbon sources. On site solutions include CHP (combined heat and power) and heat pumps both of which meet the needs of the building whilst significantly reducing emissions. Space and light permitting photovoltaic electricity generation are also a good option to consider.
The hierarchy is critical, progression through it becomes more expensive and riskier – there is nothing simpler than switching unnecessary things off.
